Construction has begun on a $100 million townhouse development in Rochedale, marking another step in the Brisbane suburb’s ongoing transformation from rural hamlet to sought-after residential area.
Metro Property Development commenced work this week on Citrine Rochedale, a project comprising 90 luxury townhouses located 17 kilometres from Brisbane’s CBD.
Peter Hobbs, General Manager of Sales & Marketing at Metro Property Development, said the project has already seen strong demand.
“More than $60 million, or 60% of the project, has already been sold to a mix of owner occupiers and investors,” Hobbs said.
The development is part of a larger wave of construction in Rochedale, which has seen rapid growth in recent years.
“Planning changes in recent years have really accelerated the development of the suburb and buyers are really attracted to the opportunity to buy a new home, close to their old home,” Hobbs said.
He noted that many buyers were upgrading from nearby suburbs such as Sunnybank, Underwood and Runcorn.
“Many of the nearby suburbs have experienced strong capital growth over recent years and buyers are looking to cash in their equity and upgrade to a newer home without losing touch with their community,” Hobbs explained.
The Citrine project will offer a range of three- and four-bedroom townhouses, with prices for remaining units starting from $1,095,000. The first townhouses are expected to be completed in the second half of 2025.
Metro Property Development has appointed Creation Projects as the builder for Citrine Rochedale.
The development will feature resort-style amenities including a lap pool and BBQ area. It will also incorporate green spaces, with Metro handing back about a third of the development site to Brisbane City Council for use as a nature reserve and environmental protection zone.
Hobbs said the townhouses were designed with Queensland’s indoor-outdoor lifestyle in mind, featuring engineered flooring, ducted air-conditioning and ceiling fans.
The project’s sales suite is located at 311 Gardner Road, Rochedale.
