A significant portion of Mount View Grange, a master planned community in the Hunter Valley wine region, has been put on the market.
The development, located at 79 Balangara Way in Bellbird, consists of 1,681 DA-approved lots on 240 hectares in the Cessnock Local Government Area.
Key details of the sale include:
- 1,217 DA-approved residential lots and a 27,000sq m Town Centre super lot are available
- The land for sale totals approximately 219 hectares
- 299 lots have been completed to date, with 165 currently under construction
- Approximately 350 lots have already been sold
Grant Bulpett, who is handling the sale along with Mark Litwin on behalf of WST Property Group, said: “Mount View Grange is one of the only development-approved master planned communities that can deliver a long-term housing pipeline to the emerging marketplace in the Hunter and Newcastle regions.”
The property is being marketed as a unique opportunity in a growing region, benefiting from:
- Proximity to Sydney (130km north) and Newcastle (50km east)
- Access to major infrastructure including the Port of Newcastle and Newcastle Airport
- Location near the world-renowned Hunter Valley wine region
Mark Litwin noted potential for increased density, stating: “There is scope and potential to increase density via a State-led medium-density scheme that has local council support.”
The approved town centre site within Mount View Grange is planned to include a full-line major supermarket, over 20 specialty stores, non-retail floorspace, and an entertainment precinct.
The Expressions of Interest campaign for the property will close at 3pm (AEST) on Thursday, August 29, 2024.
This sale represents a significant opportunity for developers looking to invest in the growing Hunter Valley region, with the potential to shape a substantial portion of the Bellbird North Urban Release Area.
