In-house architects streamline apartment renovations for body corporates

Body corporates and boards of directors are increasingly appointing ‘in-house architects’ to oversee renovations and upgrades in apartment buildings, according to industry experts.

James Tambassis, Director of Business at PLACE Studio, said the trend is helping to save time and money while ensuring consistency in building upgrades.

“Having an ‘in-house architect’ provides the expertise of a professional architect direct to the strata committee for upgrade projects as well as to each homeowner within the property,” Mr Tambassis said.

Andrew, a Strata Manager for an apartment block in Sydney’s eastern suburbs, reported positive results from adopting this approach.

“Having one firm handle renovations and remediation works as well as CDC & Council submissions have saved us both time and money,” Andrew said.

“It has also ensured that all upgrades and refurbishments within common areas are consistent and maintains the character of our building.”

The move comes as more apartments require alterations, remediation and upgrades, with body corporates recognising the benefits of a single, qualified architecture firm overseeing these projects.

PLACE Studio has been appointed as in-house architects for several properties in Sydney, including apartment blocks in Darling Point, Darlinghurst and Newtown.

The trend is particularly relevant given the additional processes and requirements for consultants and builders under the Design and Building Practitioners Act.

“Having an in-house architect not only enhances owner satisfaction but also streamlines project timelines and ensures high quality of work,” Mr Tambassis added.

As apartment living continues to grow in popularity, this approach may become increasingly common for body corporates seeking to manage renovations and upgrades efficiently.
