Dexus breaks ground on sustainable industrial estate in Northwest Sydney

Australasian real asset manager Dexus has commenced construction on a new premium industrial estate in Marsden Park, Sydney’s Northwest Priority Growth Area.

The eight-unit development, called Vertex at 311 South Street, will provide over 47,000 square metres of gross lettable area when completed in mid-2025.

Chris Mackenzie, Executive General Manager, Industrial at Dexus, said the project aligns with the company’s strategy to invest in high-growth sectors.

“This development will meet the strong demand for high quality industrial tenancy units in the rapidly growing catchment area in Northwest Sydney,” Mackenzie said.

The estate aims to offer flexible industrial rental units with strong sustainability features, addressing a gap in the local market.

Each warehouse will feature adjustable inter-tenancy walls, varying unit sizes, and the ability to combine tenancies.

Sustainability measures include commercial-grade storage batteries linked to 800kW rooftop solar panels, centralised recycled water systems, LED lighting, natural ventilation, and the use of recycled construction materials.

Mackenzie highlighted the importance of these features to Dexus’s customers.

“Along with meeting demand for flexibility, the designs do the heavy lifting of embedding sustainability features, helping our customers to meet their energy efficiency and carbon emissions targets,” he said.

“Our customers tell us this is a winning formula.”

The Vertex project is being developed on behalf of the Dexus Australian Logistics Trust.

Dexus is currently constructing two other industrial projects in Western Sydney – the Velociti estate at Moorebank and an industrial estate at Chester Hill.

The company manages a $11 billion industrial portfolio across Australia, including estates in Perth, Melbourne, Brisbane and Sydney.
