Three new tenants have signed leases at Sydney’s historic 33 Alfred Street building, bringing occupancy commitments to 85 per cent before its mid-2025 completion.

International law firm Allens has secured 11,000 square metres across nine floors, including the top floor with harbour views.

Pinsent Masons will expand its footprint by 1,850 square metres, taking two levels totalling 2,600 square metres in the building.

“The significant growth of our Sydney office has required us to find a new office space that can accommodate our growing workforce,” Pinsent Masons Partner and Head of Sydney, Sadie Andrew said.

A global asset manager has also signed on for 2,500 square metres, increasing its space by 800 square metres.

The building, co-owned by Dexus Wholesale Property Fund and Mirvac Wholesale Office Fund, is undergoing renovation while maintaining its heritage features.

Dexus Head of Office Leasing Hamish Stuart said the building was attracting high-calibre tenants seeking a CBD location.

The 31,000-square-metre tower, built in 1962 as Sydney’s first skyscraper, is being upgraded with modern amenities while preserving its original structure.

The development is targeting carbon neutral operations for scope 1 and 2 emissions, along with 5.5-Star NABERS Energy and 6-Star Green Star Office ratings.

Other legal firms committed to the building include A&O Shearman, Maddocks, and Lander & Rodgers.

The renovated tower will form part of the Quay Quarter Sydney precinct when completed next year.
