First home buyers flock to Sydney’s west as stamp duty savings hit $1bn

More than 50,000 first home buyers in NSW have saved over $1 billion through stamp duty concessions, with Sydney’s western suburbs emerging as the most popular choice for new purchasers.

The City of Parramatta led the charge with over 3,100 first home buyers, while the Central Coast attracted more than 2,000 new purchasers.

Western Sydney dominated the top 10 locations for government support, with Liverpool recording nearly 1,000 first-time buyers, Campbelltown 906, and Parramatta 691.

Property data from PropTrack shows Sydney house prices rose 2.53 percent year-on-year in January 2025, with units increasing 1.24 percent.

First home buyers saved an average of $20,540 under the scheme, which eliminates stamp duty on properties under $800,000 and offers discounted rates for homes up to $1 million.

The median Sydney house price sits at $1.1 million, pushing many first-time buyers toward more affordable areas.

Some buyers managed to stay closer to the CBD, with Arncliffe residents saving $11 million through the scheme.

The program continues to support the great Australian dream, though buyers are increasingly looking further from the city centre for affordable options.
