
Melbourne Cup-winning trainer Anthony Freedman has listed his sprawling Merricks North property for sale after nearly three decades of ownership.
The 21-hectare estate on Tubbarubba Road, held under A.G. Freedman Investments Pty Ltd, comes with $12 million price expectations.
Freedman’s recent victory with Without A Fight in the 2023 Melbourne Cup marked his family stables’ fifth win in Australia’s most prestigious horse race.
The property features a five-bedroom residence with equestrian facilities including six stables, rail paddocks with shelters and day yards.
Kay & Burton Flinders executive director Tom Barr Smith said the house exemplified Mornington Peninsula style.
“The house is, I think perfect, a Mornington Peninsula-style house (with) the right amount of accommodation, a beautiful pool, tennis court, it’s pretty much turnkey,” Mr Barr Smith said.
The renovated home showcases soaring ceilings, walnut timber floorboards and French doors throughout.
Its kitchen features marble benchtops, an American oak island and a Rosieres Paul Bocuse range cooker with a butler’s pantry.
The property includes a solar-heated swimming pool overlooking pastures and a dam.
Mr Barr Smith said the acreage was manageable due to its open lawns and established trees.
He noted potential buyers using it as a secondary residence could avoid land tax on portions used for agricultural business.
“You’d probably only have to pay land tax on the house portion, which is about 2ha, which is a small percentage of the overall property,” he said.
Freedman now operates Freedman Racing in Cranbourne and Pinecliff with his youngest son Sam, continuing a family legacy in horse racing that spans four generations.
The Freedman family’s racing achievements include four Caulfield Cups, two Cox Plates and 11 Oaks since Anthony joined the business in the mid-1980s.
