North Bondi semi sells for $10m in record-breaking deal

A semi-detached house in North Bondi’s Ben Buckler Point has sold for more than $10 million, breaking the previous record by over $2 million.

The two-bedroom property at 166 Hastings Parade, situated on a 202-square-metre block, was purchased by a local Bondi Beach buyer who was drawn to its ocean views.

Property records show the residence last traded for $2.7 million in 2014 when it was bought by Peter Yialas, an entrepreneur and director of telco consultancy Dipole Group.

The sale occurred two weeks ahead of its scheduled auction through Raine and Horne Double Bay/Bondi Beach.

“It’s a knockdown, but it has a great view over the ocean,” said Ric Serrao, principal of Raine and Horne Double Bay/Bondi Beach.

While the exact price remains undisclosed, sources confirmed it exceeded $10 million, surpassing the guide of $9 million to $9.9 million.

The clifftop property features north-easterly panoramic views of Bondi’s coastline and comes with development approval for architectural renovation.

“The buyer lives locally but wanted to upgrade to Ben Buckler,” Mr Serrao said.

“He’ll do a cosmetic makeover for now and a more significant renovation later.”

A second potential buyer, who had planned minor renovations for his mother to move in, was also interested but required a longer settlement period.

The property includes a double lock-up garage, considered a valuable asset in the area.

This sale significantly outperforms the previous North Bondi semi-detached record of $7.7 million, set in September 2023 at 25A Macleay Street.
