
A beachfront holiday home with private beach access at Black Point on South Australia’s Yorke Peninsula has sold for $2.395 million, setting a new price record for the area.
The four-bedroom property at 9 Black Point Drive sold under the hammer on Easter Monday, surpassing the previous record by $445,000.
Nathan Casserly of Ouwens Casserly Real Estate said the auction attracted a small group of motivated Adelaide buyers, primarily retirees.
“We had a big crowd and obviously Black Point is a small community. A tight-knit community. So when you have an event like a public auction, the whole town tends to attend,” he said.
“We had a small but highly qualified, motivated group of bidders…who were closer to being retirees rather than young families.”
The 756sqm property is one of only about 200 residences in the holiday hotspot, and among the few with direct beach access.
Vendors Darryl and Amanda Ayris purchased the beachside home 25 years ago after a lengthy search for a beachfront property.
“It’s such a beautiful beach. We would go over there and rent places over the summer and the Easter holidays and there’s just nothing else like it,” Mr Ayris said.
“But it’s almost impossible to get (buy a house) on the actual beachfront itself. There’s land and houses at the back (away from the beach) but to get on the beach is really rare.”
The house, built in 1997, underwent extensive renovations during the Ayris’ ownership.
“We renovated the whole thing,” Mr Ayris said. “My wife is very good at interior design and she’s the one that has done all of the design work.”
The property sits at an elevated position midway along Black Point’s 2.5km north-facing beach, offering panoramic views from Ardrossan to the Adelaide Hills.
According to Mr Ayris, the location also offers practical advantages for boaters.
“For the boaties, our area is classed as the ‘golden area’ because we’re nowhere near the reef so, in summer, you can pull your boats at the front (of the property) and they never get beached,” he said.
The property, which comes fully furnished, was previously the most requested holiday rental on Yorke Peninsula when listed with accommodation agency Country Getaways.
The Ayrises, who are property developers, said they were selling to focus on business ventures.
Black Point is approximately two hours’ drive from Adelaide.
