Inside the masterplanned community set to deliver 6,500 new homes in Moreton Bay

In an ambitious move to address housing demand, a masterplanned community in Moreton Bay is preparing to introduce over 6,000 plots of land, targeting first home buyers eager to enter the property market. North Harbour, a sprawling development located in Burpengary East, has unveiled a new priority development area that promises to deliver 3,700 new homes to this burgeoning riverside locale.

Of these, 200 homes are being expedited through an early release initiative, allowing prospective homeowners to secure their land within the next 18 months. This strategic push is designed to rapidly meet the growing demand for housing in the region.

The North Harbour project, crafted by Mas Architecture and developed by the North Harbour by Port Binnli team, envisions a total of 6,500 lots for individuals keen on constructing their dream homes. Bryan Finney, the project director for North Harbour, revealed that 1,600 of these lots have already been completed, with an additional 1,150 currently under development.

“We’ve established a community of 4,000 in the North Harbour area already,” Mr. Finney shared. “On average, we’ve delivered just under 200 home sites per year. We aim to maintain, if not accelerate, this pace.”

The early release of 200 land packages is a notable aspect of this development, with completion anticipated within 18 months. These initial offerings will feature a diverse range of sizes suitable for both houses and townhouses, with prices spanning from the high end of $300,000 to $700,000. This pricing strategy is designed to cater to a wide spectrum of buyers, ensuring accessibility for various financial brackets.

Beyond these initial offerings, the remaining 3,500 homes will broaden the scope of opportunities, including options for units that boast views of the North Harbour marina. Mr. Finney highlighted the marina’s significance, noting, “There is quite a shortage on berthing for boats, not just in Queensland but across the country, much like with homes. The marina component of the development is also easing pressures that already exist.”

Nick Symonds, Director of Mas Architecture, praised the initiative to fast-track these homes with governmental support. “It takes a very long time to go through normal planning processes to get approvals in place,” he explained. “[This has] potentially knocked a few years off that process, which is awesome.”

The North Harbour project represents a significant investment, with a total cost of $2.74 billion. This development aims to create a new community hub outside the central business district, complete with various amenities adjacent to the nearby marina.

Mr. Symonds elaborated on the vision for the community, stating that the final product would feature an array of parks, amenities, and convenient access points to the city. “There aren’t many centres like this that do occur away from the CBD,” he noted. “It’s a new hub … and it’s going to be home for many people for many generations to come. That’s exciting.”

The sales for the 200 fast-tracked home sites are slated to commence within the next nine months, offering a glimpse of the vibrant community that North Harbour is poised to become. As the development progresses, it stands as a testament to the region’s growth and the proactive measures being taken to ensure that housing needs are met in a timely and efficient manner.

This initiative is part of a broader trend in the region, as evidenced by recent reports of critical infrastructure funding bringing 20,000 homes to three Brisbane suburbs. The rapid development of North Harbour reflects a concerted effort to address housing shortages and provide affordable options for first home buyers, while also contributing to the economic and social fabric of Moreton Bay.

As the project unfolds, it promises to transform Burpengary East into a thriving residential hub, complete with the amenities and lifestyle opportunities that modern homeowners seek. With its strategic location and comprehensive planning, North Harbour is set to become a cornerstone of the Moreton Bay community, offering a blend of residential, recreational, and commercial spaces that cater to a diverse population.
