In a rare occurrence for Brisbane’s real estate market, three vacant riverfront blocks have been listed for sale, offering a unique opportunity to build a dream home along the Brisbane River. Demand is consistently high, but supply is almost non-existent, that’s why opportunities like this generate so much interest,” Ms Fraser explained.

The properties include three cleared home sites, each with direct river frontage, and a fourth site located directly behind them. All four sites are set to go under the hammer on October 23. The combined area of the blocks within The Moorings enclave at 16 Woodberry Avenue totals just under one acre. The three riverfront sites measure 1,048, 977, and 934 square metres, respectively, while the rear parcel is sized at 708 square metres.

A significant selling point for these properties is that they remained untouched during both the 2011 and 2022 flood events, a factor that Ms Fraser highlighted as a major advantage. “This is a highly sought-after attribute in Brisbane, adding significant peace of mind and long-term value for future river buyers,” she noted.

The land previously housed a large Queenslander home, which was demolished after being sold for $5.4 million in April 2023. The potential for development on these sites is vast, as Ms Fraser pointed out, “You simply don’t get this scale or flexibility on the Brisbane River anymore – three adjoining blocks, completely cleared, in one of Brisbane’s most desirable riverfront suburbs, along with an additional riverside block.”

The Sherwood suburb has seen a notable increase in property values recently. According to PropTrack data, house prices in Sherwood have risen by 18.4 per cent over the past year, reaching a median of $1.722 million. This upward trend in property prices makes the riverfront blocks even more appealing to potential investors and homeowners looking to secure a prestigious location.

The upcoming auction of these riverfront blocks is expected to attract significant interest from both local and international buyers. With the scarcity of available riverfront land in Brisbane, the properties at 16 Woodberry Avenue represent a rare opportunity to secure a prime piece of real estate in one of the city’s most sought-after locations.
