In the competitive realm of real estate, success stories are often built on a foundation of strategic planning and adaptability. This has been the case for Dobbs & Co., a real estate agency based in Woolgoolga on the New South Wales Mid North Coast, which has seen its gross commission income (GCI) nearly triple in less than three years, from $600,000 to $1.5 million. The agency’s remarkable growth trajectory offers valuable insights into effective business strategies in the real estate sector.

Founded in October 2022 by Nathan Dobbs, Dobbs & Co. has quickly established itself as a formidable player in the local real estate market. According to Dobbs, the agency’s rapid success was not accidental but the result of a deliberate and well-executed plan. “Building growth was a deliberate process, and not without challenges,” Dobbs shared with REB.

Building a strong team

One of the cornerstones of Dobbs & Co.’s success has been the strategic building of a strong team. Dobbs, who began the business as a sole operator, emphasised the importance of surrounding oneself with the right people. “I would look to hire the right people straight away to make sure the foundation is set in concrete straight away,” he stated. This foundational approach ensures that the business is well-prepared to seize opportunities as they arise.

Since its inception, Dobbs & Co. has expanded its team to nine members. Dobbs acknowledged that, like many business owners, he initially struggled to delegate tasks and often found himself mired in duties that could have been handled by others. “The key strategy has been putting the right person in an operations role, which allows me to let go of things to grow,” he explained.

Dobbs also highlighted that while hiring new staff is relatively straightforward, retaining them and ensuring a good cultural fit is crucial for sustained success. “There are potentially always going to be head clashes and personality clashes, but we try to make sure everyone sees the same goals as a collective,” he noted.

Tailoring services

Beyond team dynamics, Dobbs emphasised the importance of tailoring services to meet the specific needs of each client. He advised agents to avoid a one-size-fits-all approach and instead focus on the unique features of each property. “We take the time to make sure we get it right in terms of what we feel is going to be best,” Dobbs said.

Understanding the local market is another critical component of Dobbs & Co.’s strategy. By having a comprehensive knowledge of the market and comparative sales, agents can optimise listings and maximise their appeal. “Obviously, it is important we know our product well, as well as having a good foothold in the market and knowing the competition and the stock around us,” Dobbs added.

Maintaining client relationships

A significant factor in Dobbs & Co.’s growth has been the agency’s focus on maintaining strong client relationships. According to Dobbs, this approach has led to a steady stream of repeat and referral business. “Doing the right thing spreads a lot faster than doing the wrong thing,” he observed, highlighting the importance of reputation in the real estate industry.

The agency’s commitment to client relationships is complemented by a long-term perspective on business growth. This outlook has been instrumental in both sustaining and capitalising on expansion opportunities. A strategic move to a more accessible office location 12 months ago has also played a pivotal role in enhancing the agency’s visibility. “We wanted to make sure we are here, we are present and that people know that,” Dobbs explained. “It’s certainly a statement when you drive down the street now, you can’t miss the office.”

As Dobbs & Co. continues to build on its success, the agency serves as a testament to the power of strategic planning, team building, and client-focused service in driving business growth in the real estate industry.
